How Long Does a Water Heater Last in Massachusetts?

If you’ve been hearing your water heater make new noises or you’ve noticed the hot water doesn’t last like it used to, you might be wondering whether you’re approaching replacement time. Here’s what we see across the homes we service in eastern Massachusetts.

The Short Answer

Tank water heaters last 8-12 years in Massachusetts — sometimes longer with great water and good maintenance, sometimes shorter in towns with hard water or aggressive water quality. Tankless water heaters last 18-22 years when properly maintained. Heat pump water heaters are newer in residential use but the data so far points to 13-15 years.

Why MA Water Heaters Don’t Last Forever

Standard tank water heaters fail because the tank itself rusts through from the inside. Inside every tank is a sacrificial anode rod — a steel-cored magnesium or aluminum bar designed to corrode in place of the tank itself. As long as the anode is doing its job, the tank stays intact. Once the anode is fully consumed (typically 5-8 years in our area), the tank starts corroding directly. From there, you have 2-5 years before the tank develops a pinhole leak. Tankless and heat pump water heaters don’t have this problem because they don’t store water, but they have their own wear patterns.

Factors That Shorten Lifespan

Hard water. Cambridge, parts of Newton, parts of Burlington, and several other towns in our area have moderately hard water. Hard water deposits scale on the heating elements (electric) or burner area (gas), reducing efficiency and accelerating tank corrosion. Sediment buildup. Mineral sediment accumulates at the bottom of the tank if the heater isn’t drained periodically. The sediment insulates the burner from the water, causing overheating and stress fractures in the tank floor. Set-and-forget operation. Most homeowners never service their water heater. Anode rod replacement, sediment flushing, and burner cleaning every 2-3 years can extend lifespan by 5+ years. High water pressure. Static water pressure above 80 PSI stresses every component. We see this in some Burlington and Bedford neighborhoods near the storage tanks.

Factors That Extend Lifespan

Annual or biennial maintenance. Drain and flush the tank, check the anode, test the temperature/pressure relief valve, inspect the burner. Soft water. A water softener pays for itself by extending water heater life dramatically and protecting other appliances. Set the temperature appropriately. 120°F is enough for most households and reduces stress on the tank versus 140°F. Replace the anode rod at year 5. A $40-$80 anode replacement at year 5 can buy you another 5-7 years of tank life.

Signs Your Water Heater Is Near End-of-Life

  • Rusty hot water from any tap (cold runs clear) — usually means tank corrosion is well underway.
  • Visible rust on the tank exterior — especially the bottom, around fittings, or on the sides.
  • Puddling or moisture under the tank — a slow leak. Once you see water on the floor, you have weeks, not months.
  • Banging or popping noises — sediment buildup at the bottom of the tank. The sound is water trying to boil under sediment layers.
  • Hot water doesn’t last as long — sediment is reducing effective tank capacity and burner efficiency.
  • Take longer to recover — burner is fouled or partially blocked by sediment.
  • Discolored water with sediment particles — you’re seeing the inside of your tank.

A standard 50-gallon gas tank water heater installed in eastern MA in 2026 runs $2,200-$3,800 — depending on brand, code upgrades needed, and accessibility.
