Cushing’s Estate and the Town’s Naming
John Perkins Cushing made a fortune in the China trade in the early 1800s and retired to a 200-acre country estate at the high point of what is now Belmont Hill. He named the estate Bellmont — French for ‘beautiful mountain.’ When local residents petitioned in 1859 to be set off as a separate town, they chose to name it after Cushing’s estate, simplifying the spelling to Belmont.
The Country Town Era
Through the late 19th century Belmont developed slowly as a country retreat for wealthy Bostonians. The Belmont Hill area in particular was developed as an exclusive enclave, with grand estates connected by curving rural roads. The Belmont Country Club (1903) and the Belmont Hill School (1923) date to this era and still anchor the upper-elevation neighborhoods.
The Streetcar and Two-Family Boom
The Cambridge-area streetcar lines extended into Belmont in the 1890s, opening up the lower elevations of the town to denser residential development. The Cushing Square and Waverley areas filled with two-family and three-family houses for working-class commuters who could now reach Cambridge and Boston by trolley. Many of these 1900-1925 houses still stand and define Belmont’s lower-elevation neighborhoods.
The McLean Hospital Connection
McLean Hospital — one of the oldest psychiatric institutions in the United States — relocated to a 240-acre Olmsted-designed campus in Belmont in 1895. McLean has been a continuous presence in the town for over 130 years and is one of the most prestigious psychiatric research hospitals in the world. The hospital grounds, designed by Frederick Law Olmsted, remain one of Belmont’s largest open spaces.
Modern Belmont
Belmont today is one of the most desirable suburbs of Boston — known for its school system, walkable Belmont Center, and the contrast between the still-elevated, still-exclusive Belmont Hill and the denser, more diverse neighborhoods below. The Belmont Studio Cinema, the Belmont Farmers’ Market on Thursdays, and the Town Day festival each September are the local civic anchors.
Plumbing & Heating in Belmont
Belmont Hill homes run large — center-hall colonials with multiple zones, finished basements, and three-plus baths. The Cushing Square and Waverley two-families are smaller but often still have original cast-iron drains and aging steam systems. Both keep us busy.
